A proposed round-the-clock power supply partnership and ongoing discussions with MTN Nigeria to deploy fibre-optic infrastructure and 5G connectivity within the estates as well as the recent commissioning of the Gateway International Airport at Ilishan are set to significantly boost property values further across Pelican Valley estates in Kobape, Ogun State, positioning the development as a fast-rising luxury real estate destination.
At a high-level meeting held Friday at Pelican Ecostay Apartments, Kobape, representatives of CCETC Ogua Energy Limited, a Chinese gas-powered electricity firm, presented a proposal to deliver uninterrupted electricity to the estate—an initiative seen as a game-changer for investors and residents.
Speaking during the engagement, Business Development Manager, Ojekunle Philip, said the company—an independent power provider operating since 2016—has the capacity and infrastructure to guarantee stable electricity supply across the Pelican Valley axis.
“We generate and stabilize power using gas turbines, and currently operate between 32 and 34 megawatts in this corridor,” he said. “We already have a 33kV line across this axis and multiple power plants along the Lagos-Ibadan Expressway, including a 72MW facility in Ogere and additional plants in Magboro.
This positions us to deliver consistent, high-quality power to Pelican Valley.”
He noted that the estate’s rapid growth and proximity to emerging industrial hubs make it an ideal candidate for reliable energy infrastructure, adding that 24-hour electricity would attract more residents seeking alternatives to Lagos.
“With stable power, people can comfortably live here, away from Lagos congestion, while enjoying premium services. This will significantly enhance property desirability and value,” Philip added.
Responding, CEO of Pelican Valley Nigeria Limited, Ambassador Babatunde Adeyemo, described the proposal as timely and aligned with the estate’s eco-friendly vision.
“This is a wonderful development. Our goal is to build a 100% eco-friendly environment—where nature meets luxury—without the noise and pollution of generators,” Adeyemo said. “This proposal offers zero interruption, dedicated metering, and a cleaner alternative to the current grid, which is prone to outages.”
He revealed that the estate already sits along an existing 33kV trunk line but suffers occasional disruptions, making the CCETC proposal a superior upgrade.
Adeyemo also disclosed ongoing discussions with MTN Nigeria to deploy fibre-optic infrastructure and 5G connectivity within the estate, further enhancing its appeal.
“Imagine combining 24/7 electricity with high-speed internet in a serene, eco-conscious environment. That is the future we are building,” he said.
The CEO highlighted strong investor confidence in the project, noting that over 1,000 Nigerians in the diaspora have already keyed into the development, with more than 100 buildings currently under construction across the 200-acre estate.
He added that recent infrastructure developments—including the commissioning of the Gateway International Airport by Bola Ahmed Tinubu—are accelerating the area’s transformation into a prime investment corridor.
“With the airport and improved power infrastructure, property values here will only go one way—upward,” Adeyemo said. “This is not just an estate; it’s a smart investment hub.”
He urged prospective investors to seize the opportunity, describing Pelican Valley as one of Nigeria’s most promising real estate frontiers.
“For those yet to invest, the train is already moving. This is where real value lies—not just in Ogun State, but across Nigeria,” he added.
