ABEOKUTA: Pelican Valley has charged its clients with plots allocation to commence development immediately on their allotted plots of land at the Pelican Brief Estate Kobape, Ogun State, warning that refusal to heed the advice puts any defaulting client at the risk of being reallocated or refunded as stated in the allocation terms and conditions.
The real estate firm also warned that the defaulting client would also bear the full cost of land reassigningment.
The Chief Executive Officer (CEO) of Pelican Valley Nigeria Limited, Ambassador (Dr)Babatunde Adeyemo, gave the charge on Thursday evening while fielding questions from newsmen shortly after inspecting the on – going work for the kilometers – long perimeter fencing of the whole estate.
Ambassador Adeyemo noted that the sanctions were not new but something that have been spelt out in the firm’s terms and conditions of allocating land to clients, stressing that if any one refused to develop allocated plot within the spelt out period despite warnings, the affected client would liable to being re allocated or refunded the subscription money after the administrative charges had been deducted.
He said Pelican Valley is committed to continually using cardinal projects to make the estate the first choice and the best in town, urging its clients to reciprocate the laudable gestures developing as quickly as possible their plots of land already allocated to them.
The realtor who was adjuged ‘the poster boy of real estate’ in Ogun State said the decision to be proactive with the continuous perimeter fencing of the Pelican Brief Estate is part of the strategic management measures to make the estate secure and less porous.
According to him, the multiple awards winning real estate firm needed not to wait until it starts experiencing security breaches before thinking ahead and following with necessary steps.
The CEO said, “We are being proactive. We want to fence the estate round, that is about 200 acres of land and we are thinking of fencing the whole 200 acres of land and we have commenced at our boundaries. We want to take care of our boundaries where there is not going to be any form of expansion again. We are looking at the Sokenu side, we have reached the limit at that axis. We are not foreseeing any form of expansion there.
“So, we want to close up the Sokenu side before coming to the Masha area immediately. That is one of the bold projects we are targeting this year. We are going to continue fixing our main drainages system and continue to install the already produced interlocking stones on the roads. We have molded the interlocks. We want to fix the drainages and lay the interlocks before the rainy season returns. We can stabilize the land during the rainy period and put the interlocks when it subsides. It is one of our cardinal projects for the year towards making the estate the first choice and the best in town.
“We have been adjudged the best and the poster boy of the real estate in Ogun State largely by the virtue of documentations. All our land here has full government approved layout, already we have our surveys, the beacon sheets are there for the lands we have sold and the unsold. All our plots are accessible, we have done electrical work with 500 kv electric transformer fully energized and we making efforts to expand our electrical work.
“We want to get additional transformer. We have two bundles rolls of aluminum conductor in the estate for use. We are set to procure more concrete poles for expansion of electricity in the estate. We have done almost 70 percent of electrification. The remaining 30 percent is what we want to complete with the perimeter fencing of the whole estate.”
Concerning the road works, Adeyemo said: “Real estate is capital intensive and to do a kilometer of standard road using direct labour you will be talking about N700million cost and if you give it out to a contractor, it will be about a Billion naira now. And people can see the number of kilometers of roads that we have in the estate.
“We have almost six kilometers of road to be fixed. We have produced over two kilometers worth of interlocking stones. It is a continuous process. We buy a trailer load of cement every two weeks to produce interlocks and concrete blocks. It is on this note I will like to urge our clients to reciprocate this gesture from Pelican Valley Nigeria Limited by developing their plots of land in Ernest.
“Once you are allocated, you need to develop within the stipulated time. We give maximum of four months for development and if refused to develop, we reallocate you to the boundaries and if you refused again to develop, you are liable to being refunded your money less the administrative charges. And even if we reallocate you, the cost of reallocation is going to be on the client. These are all in the terms and conditions of allocation. And that is why we always suggest to clients that if you are not ready for development, don’t come forward for allocation, our lands are always available for you whenever you wish to develop.
“You can come for allocation when you are ready for development. Just make sure you have made your full payment and once payment is completed with all other charges, administrative charges, application form, survey and development levies paid with evidences, you csn wait till when you are ready to develop before coming forward for plots allocation.”
