ABEOKUTA: Palpably excited United States – based Urban Planner, Mr. Adeniyi Agbaje, on Friday described Pelican Valley as a stimulus that would drag and fast – pace development to Masa area of Kobape corridor of Ogun State through its flagship Ecostay Apartments project within Pelican’s Brief Estate.
Agbaje who advised people with eyes for present and future to buy into the Ecostay Apartments today,adding that the Masa,Kobape area would eventually be reckoned alongside the Ogun State Central Business Area in the nearest future.
He spoke after the CEO of Pelican Valley Nigeria Limited, Ambassador (Dr) Babatunde Adeyemo, handed over the leys of his 3 – bedrooms finished fully detached bungalow at the Pelican Ecostay Apartments to him.

Also, documents pertaining to the property which were executed and handed over to him for his full subscription, included Confirmation of allocation, Deed of transfer, restrictive covenant and payment receipts for an additional two plots of lands at pelican brief estate, Kobape, Abeokuta, Ogun State.
He commended the Nigerian top – notch real estate firm for going extra mile to make the Ecostay Apartments a serene environment where nature meets luxury, citing the spacious compounds,tastefuly finished rooms and unique lightings of the bungalows, the drainages, inner road among other trappings as deliverables that impressed him about the project.
Agbaje revealed that there is a paradigm shift in urban development around the world, saying it used to be the city growing or expanding to meet inner areas but said what obtains today is the inner areas developing and merging with the cities.
He said this new pattern of growth and development is happening at Lekki in Lagos, where the hitherto remote villages witnessed a burst and rapidly merged with the Lekki to the extent that they are all designated as part of Lekki with attendant appreciation of their properties.
He noted that the same phenomenon holds sway in Abuja where even places outside the FCT are treated as Abuja.
According to him, Kobape corridor will soon take a similar pattern like Lekki and Abuja, where the inner will grow to meet the city centre.
He said, “You have done a lot on this project and what remain now is to start enjoying it. I really like the fact that, the building has more space at the back. This is nature because the environment is quite serene, the lights you used are so unique with very spacious rooms and I love everything you used on this project”.
“So, Pelican already sold itself, it is just for you to decide. Sometimes, decision making is sincerely very tough for every individual, and if you look into the future, you will make good decision for this place. The Lekki of today started just from one end and before you know it Lekki is already expanded, So it is more of looking into the future and that is what I’m seeing here. For you to come to this place, you know it is Kobape but someday, it will be referred to as Abeokuta. Even Abuja Central is full already now and there’re some areas that they don’t call them Abuja before but now they are calling them Abuja because of development.
“If you are somebody that is futuristic, you will invest in Ecostay Apartments today. Sango – Otta is like Lagos now, but if you had told somebody years back to buy land at Sango/Agbado the person would not, but if you were futuristic and bought it that time, you will see the differences now.
“For me investing here is not just about the future and personally, I see someone with the vision and the vision makes sense and there is a concept of city development, and of course there is urban centre and the inner, and definitely we grow from center to the outside but the world is changing.
“It is not all about starting from city to the inner anymore, they even go from the inner to join the city now, so this is a good idea, I’m an Urban Planner decades of experience and i could visualize some things, it is just a matter of time such that, some other people would come and start estates, they would want to copy this and it will be like if I had known, i would have invested before now.
“The delivery is outstanding, the eyes can see as the compound is well floored, even with artificial grass lining and kerbs. Moreover, who is going to be putting more money to your property like this? No body is going to do that, and to me it is going an extra-mile. It is a plus for Pelican Valley.
“I tell people and show people personally, even the drainages, the materials, the blocks, the concrete mix, Even government will not construct anything like this one. And it is like building all those drainages for 50 to 80 years lifespan, not something that you will re-do again but you are doing it once and for all, and that is what I see.
“It is not just about a house, if my road and drainages could be this strong, what will i expect in the main road of the estate. So, the delivery is good and cool, the house design is compact enough and materials are okay and the delivery is cool with that kind of budget. Also the landscape is superb.”
Also speaking, one of the subscribers, Mr Julius Adekola, who coincidentally paid unscheduled visit to the estate at the time Mr Adeniyi’s property was being handed over to him, hailed CEO Adeyemo for running integrity – driven real estate business in Nigeria.
Adekoya who recounted his personal discrete investigation through a source close to the Ogun State Ministry of Physical Planning and Urban Development to ascertain the genuineness of the real estate firm and got convincing testimonials attesting to its tradition of integrity and honesty, said he decided to visit the site to see things for himself.
The United States – based Adekoya said, “I’m sorry for coming without notifying you. I came in from Lagos but i have business in Abeokuta. After my wife’s junior brother and her senior sister came here, I asked her about the report given to her, she said she didn’t understand them well and I told her to suspend everything for now and let me go there to do on the spot assessment.
“I called one of my friends yesterday who is a town planner and working with Ogun state Ministry of Physical planning and urban development to ask if your estate is real, he said it is real and he is one of the officers who did the estate’s documentation and it is a very nice place and told me to go there and see because it is real. So, that is what make my mind at peace and I’m even more convinced. Seeing it live and direct”

The Ogun State Real Estate poster boy further hinted that the company has commence the setting out of another sets of an additional 10 Apartments, which were scheduled to be commissioned in the next six months, God’s willing.
