Revitalising Nigeria’s Economies: Property Development and Diversification Into Untapped Hotspots

Diaspora investors, like Ade, must recognize their role in shaping Nigeria’s future. Rather than focusing solely on already-thriving regions, they should explore untapped areas with immense promise. Policymakers must create a favorable regulatory environment encouraging investment and equitable development. Local communities must also be actively involved, ensuring that projects align with their needs and aspirations

For over 15 years, Ade had lived in London, dreaming of investing in Nigeria. He watched friends and colleagues from other countries return home to develop real estate, fueling economic growth. His mind often wandered to Ibeju-Lekki, a coastal stretch once overlooked but now transformed into a goldmine of opportunities. However, his cousin Tunde, living in Badagry, remained skeptical about the prospects of property development in Nigeria beyond a few select locations.
Tunde had grown up in Badagry, a town rich in history and massive land and agricultural potential but suffering from poor infrastructure and government neglect. Unlike Ibeju-Lekki, which was experiencing a surge in investment—thanks to the Lekki Free Trade Zone, Dangote Refinery, and the proposed Lekki International Airport—Badagry remained largely untapped. Ade saw Ibeju-Lekki as the future, filled with new estates, expanding roads, and rapidly rising land values. Tunde, however, understood that true economic transformation meant extending development beyond just one or two hotspots.
Ibeju-Lekki has been experiencing headline news but there seems to be over concentration of developmental activities and policies focused in the area, but this is not consistent to another potential hotspot like Badagry. Badagry has as much potential as Ibeju-Lekki with tourism, industrial hub and access to neighboring states, but these potentials haven’t been explored. There are many potential hotspots in Nigeria that hasn’t been explored for the potential to diversify development and revitalize the economy with a proper balance of development across multiple locations.
As Ade walked through Ibeju-Lekki, he saw neatly planned estates, business hubs, and improved infrastructure. Local and foreign investors were securing properties, confident in the region’s economic boom. Meanwhile, roads remained unpaved just miles away in Badagry, and young people continued to leave in search of better opportunities. Ade realized that while Ibeju-Lekki was already thriving, Badagry represented untapped potential. With the right government policies and investor attention, Badagry could become an extension of Ibeju-Lekki’s success, bringing balanced development to the region.
Ade made a decision, he would invest in Ibeju-Lekki for immediate returns and take a long-term position in Badagry, advocating for infrastructure improvements and attracting other diaspora investors. His story illustrates a broader lesson: property development can do more than generate financial gains—it can transform communities, create jobs, and drive sustainable economic growth.
The Role of Property Development in Revitalising Nigeria
Nigeria, a nation rich in potential, faces numerous development challenges, from inadequate infrastructure to high unemployment. The disparity between urban centers and underdeveloped rural areas highlights the urgent need for economic diversification. One of the most powerful tools for this transformation is property development, which can serve as a catalyst for job creation, industrial growth, and infrastructure expansion. By investing strategically in real estate, Nigeria can unlock hidden economic potential and foster long-term prosperity.
Nigeria’s landscape is characterised by a stark lack of essential infrastructure. Poorly maintained roads, unreliable electricity, and inadequate water supply hinder economic activity and limit access to basic services. According to the World Bank, only a small fraction of Nigeria’s roads are paved, making the transportation of goods and services inefficient. The housing deficit further exacerbates these challenges, with many rural residents living in substandard conditions.
Unemployment remains a pressing issue, with millions of young Nigerians migrating to urban centers for better opportunities. This rural-to-urban migration overburdens cities like Lagos and Abuja while leaving rural areas underdeveloped. The low level of investment in commercial properties and real estate stifles economic diversification, limiting the creation of sustainable livelihoods outside major metropolitan areas.

How Property Development Can Drive Economic Growth Infrastructure Expansion
One of the most immediate benefits of property development is infrastructure expansion. Well-maintained roads, bridges, and utilities attract investors and facilitate trade. Improved access to urban centers and business hubs fosters entrepreneurship, allowing small businesses to thrive and creating a more balanced economic landscape.
Housing and Real Estate Investment
Affordable housing is essential for improving living standards and attracting skilled workers. Encouraging private developers to invest in housing projects can address Nigeria’s housing deficit while stimulating local economies. Public-private partnerships can ensure that new housing developments are well-planned and sustainable.
Job Creation and Local Business Growth
Construction projects generate employment opportunities for local laborers, artisans, and suppliers. Increased demand for construction materials such as cement, wood, and steel boosts local industries, creating a ripple effect that benefits multiple sectors.
Industrial and Agricultural Development
Property development can complement agricultural and industrial growth by establishing agro-processing zones and manufacturing hubs. By providing farmers with access to processing and storage facilities, Nigeria can reduce post-harvest losses and increase the value of agricultural products. This approach not only supports food security but also strengthens export potential.
Attracting Private and Public Investments
Government incentives, such as tax breaks and subsidies, can encourage private sector investment in property development. Public-private partnerships can leverage resources and expertise to deliver impactful projects. By implementing transparent policies, Nigeria can build investor confidence and attract foreign direct investment into real estate and infrastructure.
Lessons from Successful Rural Development Models
Studying successful rural property development models from other countries can provide valuable insights. Nations that have invested in agricultural infrastructure and processing zones have significantly improved economies. In Nigeria, states that have implemented progressive rural development strategies—such as focusing on agro-processing and tourism—offer potential blueprints for nationwide growth. Nigeria can achieve sustainable rural development by adopting best practices and adapting them to local conditions.
A Call to Action
Property development has the potential to transform Nigeria’s economic landscape. By strategically investing in other untapped hotspots outside the major hubs like Ibeju-Lekki, Nigeria can unlock its dormant economic potential, creating jobs, stimulating growth, and improving the quality of life for millions. However, realizing this potential requires long-term planning, stakeholder collaboration, and a commitment to overcoming existing challenges.

Diaspora investors, like Ade, must recognize their role in shaping Nigeria’s future. Rather than focusing solely on already-thriving regions, they should explore untapped areas with immense promise. Policymakers must create a favorable regulatory environment encouraging investment and equitable development. Local communities must also be actively involved, ensuring that projects align with their needs and aspirations.

Nigeria’s growth should not be confined to certain hotspots within Lagos, Port Harcourt or Abuja. With the right policies and investments, regions like Badagry, Benin City, and Ogun State can become the next hubs of economic prosperity. Property development is not just about constructing buildings—it is about building sustainable communities, empowering people, and creating a more inclusive and prosperous Nigeria.
