Lagos State Government has declared Adron Homes, Lakeview Estate, H. R. C estate, Pacific Home, Liberty Park, Victory Garden and 170 other estates in the state as illegal.
It warned the public, especially subscribers, against engaging in any transaction with them, adding that any development in such estates would be deemed illegal with appropriate sanction applied according to the law.
A statement by the Permanent Secretary, Ministry of Physical Planning and Urban Development, Engr. Oluwole Sotire, indicated that the developers of the 176 estates, which are largely situated in the fast-developing Eti-Osa, Ajah, Ibeju-Lekki and Epe axis of Lagos state, were operating them without layout approvals from its Ministry of Physical Planning and Urban Development.
According to Sotire, “estates without layout approvals are deemed illegal and compromising the ‘sustainable Lagos’ ethos of the Lagos State Government.”
The Ministry, therefore, directed the offending developers to take advantage of a 21-day window to submit all necessary documents about their properties to process “layout approvals” or risk having them sealed.
The permanent secretary explained that the steps taken are in line with its mandate to regulate the development of public and private estates in the state through the processing and granting of layout approvals to foster a resilient smart city.
He also emphasised the importance of all developers and real estate practitioners registering with the state Real Estate Regulatory Authority (LASRERA), a body responsible for regulating, coordinating, and monitoring real estate practitioners.
But the announcement on Monday had thrown subscribers into confusion and palpable Panic following the declaration of their already investments as illegal, a situation that had also elicited reaction from the Real Estate Developers Association of Nigeria (REDAN) – the developers’ umbrella body.
The body decried the government’s harsh stance, saying it acted in bad faith.
REDAN President Akintoye Adeoye said the action could trigger subscribers – run from the affected developers and their properties.
He said, “The government is de-marketing the businesses involved by labelling them as unauthorised developments and issuing a threat of shutting them down in 21 days if they fail to comply.
‘”This action can cause a run on the companies and also send shock to the market. This is not good for business at all.”
Some of the affected estates, according to a statement are: Adron Homes, Elerangbe; Achor Homes, Elephane; Lekki County Homes, Ikota; Paragon Terraces, Abraham Adesanya, Ajah; Prime Water View Estate, Lekki Phase I; Westwood Park Estate, Phase I; London Park Phase II, Eleko; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota.
